I became a Florida licensed real estate agent in 2003 and participated in one of the greatest real estate run-ups ever. We had a nice large bubble that became apparent in 2008 and then as they do, it burst. I got to participate in one of the greatest real estate down turns from 2008 - 2011 (not as much fun). I believe we are now at bottom in many Florida markets and this is a time of opportunity. Florida is certainly the land of opportunity and many families and young people that missed getting caught with ill-timed, overvalued real estate, are now enjoying establishing home ownership in a drastically undervalued market.

Aberrational market conditions constituted of an abundant supply of obviously under valued, quality newer homes, tightened lending guidelines and loan underwriting practices and the fact the many income earning families have severely damaged credit due to a forced financial re-structuring after being blind sided by the drastic up - down swing in the economy have created the perfect environment for a niche I never paid any attention to until late 2010. That is when I began to focus on a system to purchase distressed Florida housing, improve these homes and re-sell with owner financing. The concept was a huge success and the market proved very ready for this product. Home sales are going very well with buyers eager to re-establish in this opportunistic market. The investors are also happy to enjoy a nice return on their investment and service a fundamental need. I also enjoy not dealing with banks on these transactions! This is the ultimate private party to private party transaction. I look forward to eventually expanding and serving the Orlando, Tampa & Ft Lauderdale markets as well.
